I think she already has $50K saved, and I was thinking she may be able to get assistance from the state with one (or more) of the down payment assistance programs? I read about one that had a max loan amount of $40K ($0 down, 0% interest) and another of $75K (5% down, I'm not sure of the interest rate). I'm wondering at what down payment amount would you say she can get a house on her own without me butting in? My personal opinion is that the down payment would need to be so high that she might as well save up until she can buy a house in cash.
